Foreigners and non-citizens buying real estate in St. Kitts (not for citizenship) must obtain an Alien Land Holding Licence (ALHL). The license takes 2 to 4 months to process under Alien landholding regulation act
License Cost
The cost of the alien land holding licence is 10% of the value of the land plus the cost of the local agent or lawyer .
Exemption
License fee is exempted if you purchase property in a designated Special Development Zone (like Frigate Bay) or a government-approved under Citizenship by Investment (CBI)
Additional costs
- Stamp Duty / Transfer Tax: 12% of the land value
- Assurance Fund: 0.02% of the property value
- Legal Fees: Typically around 1% of the property value
- Realtor Fees: Ranging from 3% to 6%
How to Apply
Application and all necessary documents submitted to the Ministry of Sustainable Development. If approved, the Ministry of Sustainable Development will notify us and forward the approval letter to the Legal Department for the processing of the license certificate which is to be filed with Inland Revenue Department where the further fees are paid. The last step is to register the licence certificate at the High Court Registry. This qualifies the investor to purchase and register land in St. Kitts and Nevis.
